First Time Homebuyer Assistance Program
Fairfield has a Homeownership Assistance Program funded by a Department of Housing & Urban Development (HUD) grant. The program helps income-eligible, first-time homebuyers without sufficient funds. Assistance may be used toward the purchase of any owner-occupied, single-family, two-family or condominium unit in Fairfield. The program is not available for the purchase of investment properties.
The Town provides two forms of assistance under the program. All program applicants must attend and complete a HUD-certified first-time homebuyer counseling program and meet income guidelines. (For purposes of this program a first-time homebuyer is one who has not had ownership interest in a residential property within the past three years.) The Homeowner Assistance Program features two forms of assistance:
- Down Payment Assistance: The town will provide fifty percent (50%) of the required down payment up to a maximum of $30,000 toward the purchase of a home through a no-interest loan, payable when the owner sells, refinances, transfers the property, or passes away.
- Closing Costs Assistance: The Town will help pay reasonable closing costs up to a maximum of $2,500. Funds are provided as a grant and need not be re-paid. Funds may be used toward attorney fees, the cost of appraisals, and/or pre-paid interest and other financing charges
All applicants are required to attend and furnish a certificate of completion from a HUD-certified first-time homebuyer counseling program. To be eligible for assistance under this program, applicants must meet the following income guidelines and be a first-time homebuyer. For purposes of this program, a first-time homebuyer is defined as someone who has not had an ownership interest in a residential property within the past three years.
